The historical residential complex is located on the very coast of the village of Ljuta, near Kotor. It was built by the famous seafaring and merchant Dabinović family, and was first documented in the 1837 Austrian cadastre. The complex consists of a mansion, auxiliary building and a cistern. With its position in the settlement and surrounded by a lush garden, the mansion features the character of a Renaissance villa. The original garden layout has been preserved, alongside the well, lush vegetation and decorated elements of windows and doors.

The estate is located within central Dobrota, and is part of a larger residential complex of the Kamenarović family, as one of the most notable families engaging in seafaring and trade in Dobrota between the 17th and 19th centuries. Centrally-located within the complex is the Kamenarović palace, with the respective house located in the immediate surroundings. The project put forward comprehensive restoration measures for the residential building’s interior and exterior, as well as for the garden, with the purpose of family housing.

The estate is a residential and agricultural complex with four edifices and a terraced plot across an area of eight hectares. One of the buildings represents an Ottoman watchtower, whereas ruins of two structures are also located on the estate. The main building features a unique water well-based irrigation system via an underground channel network ending in a small tree trunk. The complex has outstanding landscape values, and its authenticity has been preserved to the furthest extent.

Trojica tower is located on a plateau within the same-named hill pass dividing Kotor bay from Grbalj field, as well as the hill of Vrmac from Mount Lovćen. Throughout history, the site represented the crossroads of important thoroughfares, and a location of strategic value for the defence of Kotor. The tower is assumed to be the last preserved component of a wider fortification complex within which a medieval church of the Holy Trinity (Trojica) could have been located, lending the site its current name.
